What is the difference between a manufactured home and a modular home? |
| A. |
A manufactured home is built to the Federal or HUD Code and is built on a non-removable steel chassis. Sections are transported on removable wheels and axles. A modular home is built in "Modules" and complies to the state, local or regional codes of the location the home is being built for. The modules are transported to the site on carriers and removed by crane or other methods.

How does the construction of a modular home compair to site built?

Modular homes are built to the same codes as site built. All homes ordered by Riley Homes, Inc. feature 2"X 6" walls whereas most site built homes have 2" X 4" walls. Insulation R values can be ordered up to R-21 in the modular home. In general, a modular home uses appoximately 20% more lumber than comparable site built homes. The modular home is built in a controlled factory setting thus protecting materials from the weather and allows for much faster assembly than a site built home. |

Do HUD federal code or modular state code homes depreciate more than stick- built homes? |
| A. |
No. If a factory built home or a stick built home is built to federal and/or state codes and installed on a quality frost proof foundation, future depreciation should not be a factor. The location of the home and the economic climate of that area would have more of an effect on the resale value of the home. |

Can I save money by buiding a factory built home? |
| A. |
We at Riley Homes, Inc. believe that you will receive a terrific value for the dollar and this type of home typically costs less per square foot than a similar site-built home. There are other cost saving features such as energy efficient heating and cooling systems and appliances. In addition, your home will probably be ready to move into sooner than if you wait for a builder to construct a house on site. |
